Commercial moving is a speed-to-first-touch business. When an office signs a new lease or files a buildout permit, every moving company in Boston and Cambridge learns about it inside a day. The one that picks up the phone first gets the quote. The rest get voicemail.

Matthew's team was losing that race. Mornings went to reading Bisnow, scraping broker announcements, and paying a list service for curated leads that arrived a day late and cost thousands a month. By the time the list hit the inbox, three competitors had already called.

Not a better list. A net-new signal system that ingests what public data already exposes.

The Signal Board pulls building permits, fit-out applications, and commercial occupancy filings from Boston CKAN and Cambridge Socrata overnight. It cross-checks against partner-network broker intel, news-based relocation announcements, and a set of private parameters. Every signal gets weighted by lane, scored for deal fit, and ranked by the time Matthew opens his laptop.
